FOR ALL PROPERTY PURCHASES:
Document Preparation Fee: $249
This covers the cost of preparing the purchase contract, the deed and other necessary documents, and officially recording the deed with the County. This is a one-time, nonrefundable fee that is applied at the time of the down payment.
FOR PROPERTIES BOUGHT ON TERMS:
Note Servicing Fee: $9 per month
This applies only to purchase on terms. We use a secure payment service that maintains your account, invoices you, and accepts payment. You have access to your balance with a secure login. We do this to keep your data secure and private.
Late Fee or NSF Fee: $25
Monthly payments that are more than 14 days late will be charged a late fee. If you know your payment will be late, contact us! We always do our best to work with you.
Property Taxes and Homeowner’s Association Fees: Prorated
The annual county-assessed property taxes and homeowner’s association fees (if any; not all properties are in an HOA that charges a fee) are divided into monthly payments and are to be paid monthly. Please see the individual property listing for approximate annual taxes and fees.
Purchases of vacant land are relatively simple and straightforward. Additional services such as a title report, title insurance, an escrow service, a property survey, or other services may be initiated at your expense.
