Purchasing vacant land is much simpler than purchasing, say, a home. Because we own our properties, we sell them directly to you without the need for intermediate parties such as real estate agents. (Real estate companies generally are not interested in brokering parcels of vacant land, as there is not enough profit for the amount of effort required.) The transfer of title can be done simply by the legal recording of the deed with the County in which the property is located. Typically all the paperwork can be done by mail and email, so you don’t have to arrange to meet in person.
Each property has a suggested down payment, as well as a suggested set of terms for buying on installment. We are willing to negotiate the terms with you to meet your budget.
Payment of the down payment holds the property for you. Once you have paid the remainder of the price and the document preparation fee, we will have the deed prepared in your name, notarized, and recorded with the County. You then have full title to and ownership of the property.
Terms purchase (installment payments over time):
Payment of the down payment holds the property for you. Once we have come to agreement on the terms (monthly payment amount and number of payments – or length of time), we will send you a Purchase Agreement, a Land Sale Contract, and a Promissory Note for you to sign. This formalizes the sale. We will send you an invoice each month, and you make the monthly payments. You now have use of the land, as long as you pay the monthly payment and follow all laws, restrictions, and regulations that apply. For information on fees, click here .
